Our management fees are typically 7โ€“10% of monthly rent collected, depending on the property type and number of units. We also charge a one-time leasing fee when we place a new tenant, which covers advertising, showings, screening, and lease preparation.

Vacancy time depends on the property, condition, and market conditions โ€” but most of our properties rent within 2โ€“4 weeks of being listed. We price aggressively based on current market data, market on multiple platforms simultaneously, and respond to inquiries promptly.

Properties that are well-maintained, priced correctly, and available to show quickly tend to lease the fastest. We'll give you honest feedback on pricing and any repairs that could speed things up.

Owners are paid via direct deposit each month after rent is collected and management fees are deducted. You'll also receive a detailed monthly statement showing all income and expenses for your property through your online owner portal.

Year-end 1099 forms are issued annually for tax purposes.

Yes. For non-emergency repairs, we notify you of the issue and get your approval before proceeding. We typically establish an owner-approved spending threshold (commonly $250โ€“$500) for routine repairs that don't require individual approval each time โ€” this avoids delays on minor issues.

Emergency repairs (burst pipe, heating failure, safety hazard) may be authorized immediately to protect the property and tenant, and we notify you as soon as possible.

We follow a consistent process: late notices are issued when rent is overdue, followed by a formal demand for payment. If rent remains unpaid, we initiate the eviction process under Colorado law and keep you informed throughout.

The best defense against non-payment is our rigorous tenant screening upfront โ€” we verify income at a minimum of 2x the monthly rent and check rental history thoroughly.

Absolutely. We regularly take over management of occupied properties. We'll review your existing lease, introduce ourselves to your tenant, and handle the transition smoothly. In most cases tenants don't experience any disruption โ€” rent collection and maintenance requests simply move to our system.

Under Colorado law, late fees are limited to 5% of the past-due rent balance or $50, whichever is greater. Because TriStar Realty is responsible for driving rent collection and posting legal demand notices when payments are delinquent, our company retains all late fees collected.

We process ACH/Direct Deposit payments to owners on the 10th calendar day of each month. If the 10th falls on a weekend, we'll pay you a couple of days early โ€” the Friday before.

Our team typically performs one (1) interior inspection per property during the lease term. We look for deferred maintenance, lease violations, unauthorized occupants, and unauthorized pets. You will receive a PDF copy of the inspection report with photos and notes.

๐Ÿ‘ค For Tenants & Applicants

You can apply online anytime through our Apply Online portal. You'll need:

  • Valid government-issued photo ID
  • Social Security Number (for credit and background check)
  • Proof of income (pay stubs, bank statements, or offer letter)
  • Rental history and landlord references

We recommend scheduling a showing before applying so you can see the property in person first.

Generally, applicants should have:

  • Income of at least 2x the monthly rent (combined household)
  • Credit score of 600 or above (we review full credit history)
  • Rental history without evictions or significant landlord disputes
  • Background check โ€” certain criminal history may disqualify applicants per Fair Housing guidelines

Pet policies vary by property, and many of our listings are pet-friendly. Where pets are permitted, a pet deposit and/or monthly pet fee may apply. Pets are evaluated based on behavior, training, and temperament rather than breed, in accordance with applicable Colorado law.

Log in to your Tenant Portal or use the rmResident mobile app to submit a maintenance request anytime. Include photos if possible โ€” it helps our vendors come prepared.

We'll acknowledge your request promptly and coordinate with a trusted vendor to schedule the repair. For emergencies (flooding, no heat, gas leak, electrical hazard), call us immediately at 970-302-9006.

Rent can be paid online 24/7 through your Tenant Portal or the rmResident mobile app (available on Google Play and the App Store). Online payment is our preferred method โ€” it's fast, secure, and you get instant confirmation.

If you have questions about your account balance or payment history, log in to the portal or contact us directly.

Before moving out:

  • Give proper written notice per your lease terms (typically 30โ€“60 days)
  • Clean the property thoroughly โ€” including appliances, floors, and bathrooms
  • Repair any damage beyond normal wear and tear
  • Return all keys, fobs, and remotes
  • Provide a forwarding address for your security deposit

We'll conduct a move-out inspection and provide a written itemization of any deductions within the timeframe required by Colorado law. Download the move-out checklist from your tenant portal or our Forms & Documents page to make sure you don't miss anything.

Renters insurance is strongly recommended and may be required by your lease. It protects your personal belongings in the event of theft, fire, or water damage โ€” the owner's property insurance does not cover your personal property.

Most policies cost $15โ€“$25/month and provide significant coverage. It also includes liability protection if someone is injured in your unit. Contact your auto insurer โ€” bundling often gets you a discount.

๐Ÿ“„ Portable Tenant Screening Reports

Under Colorado law (ยง 38-12-902(2.5), C.R.S.), applicants have the right to provide TriStar Realty with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old.

If you provide a PTSR, TriStar Realty is prohibited from:

  • Charging you a rental application fee
  • Charging you a fee to access or use the PTSR

If you provide a PTSR, all of the following must apply:

  • The PTSR must be available through a consumer reporting agency or third-party website that regularly engages in the business of providing consumer reports
  • The PTSR must comply with all state and federal laws pertaining to the use and disclosure of information contained in a consumer report
  • You must certify that there has been no material change in the information in the PTSR since it was generated, including your name, address, bankruptcy status, criminal history, or eviction history
