How to Apply for a TriStar Property

Schedule a Showing

Visit the property in person before applying. We want you to love where you live — and make sure it's the right fit. Schedule a showing →

Gather Your Documents

Have your ID, income proof, and landlord references ready before starting your application. It makes the process faster.

Submit Your Application

Apply online through our secure tenant portal. All adults 18+ who will live in the property must submit separate applications.

We Review & Contact You

We process applications within 1–3 business days. We'll contact you by phone or email with our decision and next steps.

Sign Lease & Move In

Approved applicants sign the lease electronically and pay the security deposit and first month's rent prior to move-in. We'll coordinate your move-in inspection.

What You'll Need to Apply

  • Valid government-issued photo ID
  • Social Security Number (for screening)
  • Proof of income — pay stubs, bank statements, or offer letter
  • Landlord references and rental history
  • Application fee (due when background check is run, non-refundable)

Approval Requirements

  • Income: 2x the monthly rent (combined household)
  • Credit: 600+ score preferred (full history reviewed)
  • Rental history: No evictions, positive landlord references
  • Background: Reviewed per Fair Housing guidelines

📄 Portable Tenant Screening Reports (PTSR)

Your rights under Colorado law (§ 38-12-902(2.5), C.R.S.): You have the right to provide TriStar Realty, LLC with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old. If you provide a PTSR, TriStar Realty is prohibited from: a) charging you a rental application fee; or b) charging you a fee to access or use the PTSR.

If you provide a PTSR: a) the PTSR must be available through a consumer reporting agency or third-party website that regularly engages in the business of providing consumer reports; b) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report; and c) you certify that there has been no material change in the information in the PTSR since it was generated, including your name, address, bankruptcy status, criminal history, or eviction history.
