Our Pet Acceptance Policy outlines our guidelines for having pets in our rental properties, with an emphasis on responsible pet ownership and clear communication between tenants and management.
Pet fees vary at the discretion of the property owner. All pets must be disclosed upon submission of your application and your pet profile completed. Pets living in a unit that are not stated on the lease are a violation of the lease agreement. Any damage caused by pets will be charged to the tenant.
Most properties require a refundable pet deposit, plus monthly pet rent.

Pet Fees & Deposits

Pet Behavior Expectations
Pet owners are fully accountable for their pet's actions at all times.
Basic Requirements
- ✓ Pets must be housebroken and/or litter box trained
- ✓ Excessive barking, aggressive behavior, or disruption to neighbors is not tolerated
- ✓ Pets must not be left unattended for extended periods
Leash & Supervision
- ✓ All pets must be leashed or in a carrier when outside the unit, especially in shared areas
- ✓ Pet owners are responsible for cleaning up after their pets at all times
Breed & Species Considerations
TriStar Realty evaluates pets based on behavior, training, and temperament in accordance with Colorado law. Individual property owners may have specific requirements.
Insurance & Property Restrictions

- ✓ Refer to your lease agreement for property-specific breed or size restrictions
Exotic Animals
- ✓ Reptiles, birds of prey, or other exotic animals may be restricted based on property guidelines
- ✓ Special permission must be obtained from management prior to move-in
